Rent is due on the fifth of every month. We post seven day notices (not including Saturdays, Sundays, and Holidays) and start the eviction process unless an agreed upon payment plan is in place. If a tenant bounces a check, they are required to pay by money order the remainder of their stay. We also require tenants fill out an application that includes, verification of employment, verification of income and rental references.
Being overcharged by maintenance contractors, plumbers, and electricians?
Maintenance requests, and emergencies are a huge headache for most landlords. You will not be getting any more calls from a tenant with a broken AC on the 4th of July. We handle that for you! Our vendors are licensed and insured, and appreciate the steady volume of business we give them. This insures you receive prompt service and the best prices. No one other than our company will ever contact an owner regarding the property, unless owners request otherwise.
Feeling helpless as a long distance owner?
Owners receive a detailed monthly statement on or before the 15th of each month, allowing for payment to clear the bank. (We do recommend direct deposit for quicker access!). We do periodic drive by’s of your property and require our vendors to do visual inspections when they are inside the home. This is another way we work to insure the tenant is taking care of your property.
